Otsego Trauma, Biohazard and Hoarding Cleanup Help

Otsego is a small river city on M-89, three miles west of Plainwell and US 131, and its 49078 ZIP code reaches well beyond town into Otsego Township and even edges of Kalamazoo and Van Buren counties. A call from here might come from a house near the Kalamazoo River or a farmhouse on a township road. This page covers which agency answers, the first practical steps, and how our referral line puts you with an independent cleanup company serving this part of Allegan County.

Otsego by ZIP

ZIP 49078

Otsego city is only a small core of 49078. Most of the ZIP is Otsego Township, where mill-era streets give way to farms, ranch homes and newer lots along M-89, plus about a fifth of Watson Township to the north and a slice of Trowbridge to the west. South of the county line, part of Alamo Township, where Otsego's Alamo Elementary stands, shares the ZIP, as does a small corner of Van Buren County.

Otsego housing

The Samuel Foster family settled here in 1831, and a post office opened the next year under the name Allegan before the town became Otsego in 1835, named for Otsego Lake in New York. In the 1870s visitors came for the mineral springs bath house, until George Bardeen's paper mill drained the springs in 1887. Paper shaped the town for generations after that. The city counted 4,120 residents in 2020, and many homes near downtown date from those mill decades.

The Kalamazoo River flows east to west straight through the city, and M-89 links Otsego to Plainwell on one side and Allegan, about nine miles northwest, on the other. Kalamazoo is roughly seventeen miles south, via US 131. History runs deep here: Ellen G. White, a founder of the Seventh-day Adventist church, described a health vision at a local home in 1863, and baseball great Rube Foster pitched for the Otsego Independents in 1902.

Otsego Township surrounds the city with nearly 5,900 residents and about 34 square miles of land, including the old Pine Creek settlement two miles west where early sawmills stood. Jobs here range from in-town houses with basements close to the river to township homes with wells, septic systems and outbuildings. River-adjacent properties can hold moisture, which affects odor control, and rural homes may need longer driveway access for trucks and containers. Pine Creek itself still meets the Kalamazoo River out there, and the Pine Creek Grange Hall, completed in 1881, remains in use.

Police, release and you

Inside the city, the Otsego Police Department on Court Street is a 24-hour agency with eight sworn officers; after weekday office hours, calls route through Allegan County dispatch. Otsego, Watson, Trowbridge and Gun Plain townships fall under the Allegan County Sheriff's Office, with troopers from the Wayland state police post also working the county. Addresses in Alamo Township belong to the Kalamazoo County Sheriff, and the Pine Grove slice to Van Buren County. Get the report number from whoever responded, and hold off on cleaning until they formally release the scene. Tenants owe the landlord prompt written notice. If an older relative lived in the home, find the will or any estate paperwork, but leave legal questions to an attorney. Photograph rooms before anything is removed, for insurance and family records.

Handy Otsego notes

  1. City addresses get Otsego police; township addresses outside the city get county sheriff's deputies.
  2. Addresses south toward Alamo belong to Kalamazoo County, with a different sheriff and records office.
  3. Mention basements near the Kalamazoo River; moisture can make odor harder to clear.
  4. Note wells and septic systems on township properties so disposal plans protect them.
  5. Request a written scope and photos you can share with relatives outside Allegan County.

Frequent requests

blood and body fluid cleanup

Injuries, medical emergencies and illness can leave blood or other fluids on carpet, hardwood and bathroom surfaces. Porous materials often need to come out rather than be cleaned. Expect technicians in protective equipment who bag contaminated items for medical-waste disposal and tell you plainly what can be saved. Keep children and pets away from the area until the job is finished and the room has aired out.

hoarded homes

Homes held in one family for decades, along with barns and garages on township parcels, can accumulate far more than one person can sort. A respectful company works through rooms with the family, saving documents, photographs and keepsakes and hauling the rest. Ask whether it donates usable items, how many containers it expects, and whether it can pace the work over several visits if relatives are traveling in.

unattended death cleanup

In a small city with many longtime residents living alone, a death may go unnoticed for days. Cleanup involves removing affected flooring and furnishings, treating odor, and disposing of material as medical waste. In older houses near the river, odor can move into basements and wall cavities, so ask how the company verifies the job is complete before the family returns or the property is listed.

Questions we hear

Is Otsego Township policed by the city?

No. The Otsego Police Department serves the city. Township addresses, including most of 49078 outside the city limits, go to Allegan County sheriff's deputies, and the state police post in Wayland also covers the county. The Alamo Township part of the ZIP belongs to Kalamazoo County, so its reports come from that county's sheriff.

What if the house sits right on the river?

Mention it on the first call. River-adjacent houses often have damp basements or crawlspaces, and moisture can hold odor or allow mold to follow a cleanup. The company may recommend removing more material or running dehumidifiers afterward. A written plan that spells out each step and any follow-up visit makes it easier to compare estimates fairly.

Should we wait for an insurance adjuster before cleaning?

Call your insurer first and ask. Many will want photos, a report number and a written estimate, and some will send an adjuster before major work begins. Meanwhile, close off the affected room and keep people out. Coverage decisions are not something our line can make. A disputed claim is a question for a public adjuster or a Michigan lawyer.
