Getting to know Comstock Park

Daniel North started a settlement here called North's Mill in 1838. It became Mill Creek ten years later and took the Comstock Park name in 1906, after one-term congressman Charles C. Comstock. Rail lines made the spot a northern crossroads early on, and the Fred Meijer White Pine Trail now follows the old Grand Rapids and Indiana grade through town toward Belmont and Rockford. The community itself covers just under four square miles, almost all of it land, packed between the river and the township farms.

The 2020 census counted 4,839 housing units in the community, and across the wider 49321 ZIP about a third of homes sit in buildings with five or more units, with roughly 36 percent rented. That mix of apartments, duplexes and small ranch homes along Alpine Avenue (M-37) and the side streets off it means a landlord or neighbor is often the first to notice something is wrong. Comstock Park Public Schools serve most of town, with Kenowa Hills taking a western strip.

US 131 slices north and south through the area, and the Grand River runs just to the east. LMCU Ballpark, home of the West Michigan Whitecaps, is in the community, and The Rapid's Route 9 bus follows Alpine Avenue into downtown Grand Rapids. Past the subdivisions, Alpine Township opens into orchard land along the Fruit Ridge, the apple belt that stretches from Walker north past Sparta. One week might bring a second-floor apartment, the next a farmhouse with pole barns and a private well, so describe the property plainly when you call.

Comstock Park by ZIP

ZIP 49321

Alpine Township holds about 60 percent of 49321's land and Plainfield Township about 31 percent, with most of the remainder in Algoma Township and a hairline touching Walker. The Comstock Park community fills only about 15 percent. Outside it you find the M-37 corridor through the old Alpine settlement, Fruit Ridge orchards and farmhouses, and Plainfield neighborhoods east of US 131. Roughly a third of the ZIP's homes are apartments.

Typical Comstock Park requests

hoarded homes

Older farmhouses in Alpine and Algoma townships often have basements, outbuildings and detached garages that fill up over decades. In town, a one-bedroom apartment can be packed floor to ceiling. Sorting happens side by side with the family, papers and photos go aside, the rest is hauled, and surfaces underneath are sanitized, including areas soiled by pets or rodents.

Unattended death cleanup

With so many apartments and small ranch homes around Comstock Park, a death can go unnoticed until mail piles up or a neighbor smells something. Carpet pad, subfloor and drywall soak up fluids quickly. Affected materials come out, what stays gets cleaned and sealed, and the odor is treated so the unit can be returned to the family or the owner.

after a crime

After Kent County detectives release a scene, blood and fingerprint powder may remain on walls, floors, vehicles or furniture. Apartment buildings add shared hallways and stairwells to the job. Soaked items are taken out, floors and trim sanitized, and waste packaged as medical waste before the landlord hears what needs replacing.

Police, release and you

Start with 911 whenever someone may still need help. There is no Comstock Park police department; the Kent County Sheriff's Office covers Alpine, Plainfield and Algoma townships, so deputies answer calls everywhere in 49321 except the thin edge that belongs to the City of Walker, where Walker police respond. Michigan State Police handle US 131 itself. The deputy or detective keeps the home closed until the investigation wraps up, then releases it to the owner, family or landlord. Nobody should scrub, bag or throw anything out before release. Tenants in apartment complexes along Alpine Avenue should call the property manager right away, since the owner usually picks and pays the company. Snap photos of each room and notify the insurance carrier early. Then give our line a call to be routed to an independent cleanup company that works north Kent County.

A short Comstock Park to-do list

  1. Tell dispatch whether the address is in Alpine, Plainfield or Algoma Township for faster routing.
  2. Ask the Kent County deputy for a report number before the home is released to you.
  3. Mention Whitecaps game nights if the house sits close to LMCU Ballpark and parking is tight.
  4. Let the company know about pole barns, sheds or well water on outlying Alpine Township lots.
  5. Apartment residents near Alpine Avenue should loop in the property manager before work is scheduled.

Questions we hear

Is Comstock Park its own city with its own police?

No. It is an unincorporated community split between Alpine and Plainfield townships, and neither township runs a police department. The Kent County Sheriff's Office handles calls there and in the Algoma Township part of 49321. Only a sliver of the ZIP lies inside Walker, where that city's officers respond. The agency that took the call decides when the property is released.

A tenant passed away in an apartment. Who pays for cleanup?

Usually the property owner arranges cleanup of the unit itself, while the family handles personal belongings. Leases and insurance policies differ, so the landlord should contact their carrier and the family may want to speak with an attorney or the Kent County probate court about the estate. A written scope that both sides can review keeps everyone working from the same list.

How do I tell if an address is in Alpine or Plainfield Township?

Your property tax bill lists the township. Kent County also offers an online map where you can search an address and see the jurisdiction. Ask the deputy too; the report will list the township, and the cleanup company will want it for its paperwork. Getting the township right at the start saves calls later.
